An application for a preliminary plat for a six-lot subdivision in an unincorporated area of Washington County was approved by the Board of Supervisors this week.

A public hearing was held for the application from property owner Christopher Reighard for what is being called the Fox Hollow subdivision. County Engineer and Subdivision Coordinator Jacob Thorius explained that Reighard is looking to divide the current parcel into six lots, one for an access road, one for an existing business, one for an existing home, and three for the purposes of building three new residences, “If you approve it today and that authorizes them to say that is what’s basically saying is, ‘Yep, your concept, everything looks good, you’re following what needs to happen.’ And then they move forward either with installing all of the construction improvements so whether they install the road or water line stuff or they acquire a bond to guarantee that installation at a later time when the subdivision is developed.”

The parcel is located on Coppock Road about one-third of a mile north of 300th Street. Thorius shared that the Land Use Planning Commission met to review this proposed subdivision in June 2021 and this past March. The commission found the application and submissions were in compliance. One landowner was unwilling to sign the fence agreement, but Reighard included an affidavit and copies of a certified mail attempt to reach the other landowner in attempt to get the agreement signed. As such the future owners of lots 1 through 5 of the subdivision shall be responsible for the cost of construction, maintenance, and repair of the partition fence along their boundary line, though Reighard is willing to take on the responsibility of the fence to address concerns with livestock.
